How to get started messaging as an REI

1. Integrating your Twilio account with Lead Sherpa

Prerequisites:  

  • You have established a business entity with an EIN and have the exact, accurate business name, address, and entity type available.
  • You have published a website with a clear description of what you do (purchase homes) and an opt-in form requiring name, property address, phone number, and a checkbox that must be checked by the user to indicate their consent to be messaged.
  • You have created a Twilio account, and it is 10DLC Verified (SMS Guide: Part 1- Twilio Step by Step)


Step 1: If you are new to the Lead Sherpa system or have never used Twilio, follow the steps on the screen to set up SMS.



  • Select the best plan for you and click on "Continue."



  • Add your preferred payment method and click "Confirm."



Step 2: Once you've set up your SMS account, go to "Account Settings" → "Manage App Integrations." If you have never linked a Twilio account to your Lead Sherpa account, log in to your Twilio account and carefully copy the right information to your Lead Sherpa account. Then click on "Connect Credentials."



 

If you have linked a Twilio account in the past, add the credentials and select one of the following options:


  • Refresh Connections - if you have already linked Twilio to Lead Sherpa and your connection information has not changed
  • Update Credentials - if you have a new account or are integrating a new account



Step 3: Next, the system will review all of your numbers and determine which can be formed into markets. Check the box next to any area code you want to convert into a market. After choosing your market, finalize by clicking the "Submit" button.


*There are no recurring charges for adding Twilio markets*



Step 4: Go to "Account Info & Settings" and click the three dots next to each Twilio market you created to set the call forwarding number




Step 5: Continue the account setup process, if required, then create a campaign, push prospects in, and start messaging!


2. Attaching your 10 DLC Campaign to Numbers in Twilio

Prerequisites:

  • You have created a Twilio account, and it is 10DLC Verified
  • You subscribed to one of our Plans (https://leadsherpa.com/pricing/)
  • You have linked your Twilio Account to your Lead Sherpa account


Step 1: On your Twilio account, browse to Messaging → Services and make sure to choose the correct service if you have more than one.



Step 2: After selecting the service, select "Sender Pool" to see the numbers currently assigned to the messaging service.  Click "Add Senders"



Step 3: Choose to proceed with "Phone Numbers" as sender type:



Step 4: Select any numbers listed "unassigned" that you want to use for messaging, then click "Add phone numbers"



Step 5: On your Lead Sherpa account, go to your Account Settings → Manage App Integrations and click on "Refresh Connections".
